The projects listed below represent just some of the many cases in which the Firm was successful in obtaining the entitlements needed for development approval. Examples of significant projects include:
Social Service Agencies and Affordable Housing
Phoenix Campus of Care The Firm, along with many other community participants, helped to actualize a campus for the coordinated delivery of social services to the homeless in Phoenix.
Our services were donated and included consulting and advising on matters related to government entitlements, zoning, variances and other development approvals.
The Sojourner Center The Firm worked with the Sojourner Center to entitle, design and construct the largest facility in the Southwest to assist victims of domestic violence.
Annually, more than 2,600 women and children receive emergency shelter, over 67,000 bed nights of safe shelter are provided, more than 300 children are enrolled in the Center’s licensed/accredited childcare/pre-school program, and over 75,000 meals are served.
Campaige Place Like many growing cities, the inner city of Phoenix lacks sufficient workforce housing opportunities for people working downtown in the service industries, such as hotel and restaurant personnel, entry level administrative staff, and sports and entertainment workers.
The Firm worked with a successful San Diego company to obtain approval for the first modern Single Residential Occupancy development in Phoenix. Lauded by City leaders,
it has become a highly successful residential site allowing people to live near their employment.
United Methodist Outreach Ministries The project will be 136 workforce housing apartments comprised in 2 and 3-story buildings developed around a clubhouse, swimming pool and playground area.
The Firm is proud to have assisted The NRP Group, Inc. and the United Methodist Outreach Ministries in obtaining development entitlements for this project to house working individuals and families, such as firemen, policeman, and teachers.
Native American Connections Variances and stipulation modifications to amend a site plan were obtained by the Firm for the redevelopment of a 2 acre infill parcel, located on the west side of Central Avenue, south of Minnezona Avenue, and directly adjacent to the new Light Rail Station.
With this approval, Native American Communities (NAC) can move forward to develop 65 units of workforce family residential units and 2,500 SF of retail space. The Firm is honored to assist NAC, a non-profit organization committed to improving the quality of life for Native people and communities through providing health, housing and development services. NAC opened its first multi-family housing community in Phoenix in 1994, targeting low to moderate income Native American population. Support services are provided on-site at all its residential communities.
Amber Pointe Development plan approvals for an affordable senior apartment project on 7th Avenue in South Phoenix were brought to an abrupt halt when the The NRP Group, Inc. was informed of requirements for additional street right-of-way, utility and irrigation easements, and relocation of an SRP line.
The Firm negotiated with various City departments and SRP to delete these requirements, saving tens of thousands of dollars, and possibly the viability of the project.
