Mixed-Use Projects
7th Avenue and Grant Project The 7th Avenue and Grant Project will encompass an assemblage of parcels of approximately 30 acres, generally bound by 7th Avenue and 3rd Avenue, and Sherman Street north to Harrison and the Southern Pacific rail tracks.
The site is just south of the Phoenix Central Core and City Centre. Currently, a mix of warehouse, scrap yard, general light-industrial, and vacant properties, this Project aims to re-energize, adapt, and generally re-imagine a currently underutilized section of Phoenix’s urban grid. The City Centre will mature southward, in a natural progression, and land, such as this site, which is geared toward an industrial past will evolve to compliment the City’s modern service/knowledge based economy.
The project’s current focus in on securing the necessary entitlements and City assistance to develop a portion of this property for workforce housing. However, this assemblage of parcels, which is currently the largest piece of developable downtown property, may yield opportunities for retail, hotel, additional residential (in forms ranging from attainable/workforce housing to up-market and those in between), and Class ‘A’ Office uses, thereby increasing the diversity, viability, and livability for the area. The combination of adjacent residential, office, and retail uses will form a self-sustaining, live/work environment with the conveniences of a village and the excitement of an ever-expanding downtown community.
Parkhouse 50 Lazarus & Associates, P.C. secured approval of this 1.5 million square foot multi-use parcel consisting of retail, office, and residential condominiums.
This was the first mid-rise (8-story buildings) in the Awatukee area of Phoenix, Arizona. The project included street level patios, live/work lofts, restaurants, shops and a 3 acre private park with swimming pools, running track and tennis courts.
