February 2012 - In late January we sent out a request for captions to a photograph of President Obama and Governor Brewer. After much deliberation, we have selected the TOP 10 politically correct captions from your submittals…

January 2012 - I believe that the following notice should be served to the tenants of the State Capital.

Larry Lazarus

Eviction Notice

To the Arizona State Legislature:

Whereas the State of Arizona sold the Capital Building and the new owner leased the building back to the State of Arizona for the intended use of the Arizona State Legislature;

Whereas the tenant (the Arizona State Legislature) has violated the terms, conditions, and good faith intent of that lease;

Therefore, the owner hereby requests that the legislature vacate the premises within 30 days of this notice.

The violations are as follows:

  1. There have been repeated reports of violence on and off the premises; that is, there have been continued evidence of in-fighting, brawling, accusations, consistent discord and total lack of civility among the residents. This has created a situation of present and immediate danger to the citizens of Arizona.
  2. Secondly, it has come to the owners attention that there is an inability of the tenants to create a sustainable economic model for the state which, in turn, affects the tenants own stability leaving the owner with the belief that the tenants will not be a good financial risk for the future.

The owner believes that there is an excellent possibility that the owner and citizens of Arizona could find more suitable tenants for the premises. For these and other reasons, the owner is sending this notice. If, however, the tenants are able to cure these breaches within this legislative session, the tenants may continue to occupy the premises.

It is the owner’s sincere hope that the tenants will work together on legislative issues and, specifically, work diligently to fix the existing economic and financial model that has poorly served the citizens of the State of Arizona.

October 2011 - Lazarus & Associates had the opportunity to secure City of Phoenix entitlements for the Devine Legacy on Central which helped allow the building of this wonderful workforce family housing project. We are very proud to have been a part of the team that brought this project to reality.

Devine Legacy, a project by Native American Connections, had its Grand Opening on October 20th, 2011. This is a 5 story, 65 unit residential rental complex along the light rail across from Central High School. It is a 15.8 million dollar affordable housing project. Rents will be between 10 and 45% below market rate. This is a superb example of family infill workforce housing that helps to create a sustainable community.

Congratulations to Dee Dee Devine, Joe Keeper and their entire staff. We are proud to have helped create this lifestyle opportunity!


December 2010 - At the end of 2010, quietly and without a lot of hoopla, one of the most significant projects in the United States broke ground just outside of Gila Bend, Arizona. The Solana Generation Station Project, developed by Abengoa Solar based in Spain, will have a total solar generating capacity of 280 megawatts, enough to power 70,000 homes. The project, which will open in 2013, received a 1.45 billion dollar loan guarantee from the United States Department of Energy. The project covers 1,900 acres and, if completed today, would be the world’s largest solar project.

Lazarus & Associates was selected to help take the lead in obtaining the Comprehensive Plan Amendment, Special Use Permit and guide this project through a complex permitting procedure. We also took part in drafting a state statute known as the “Renewable Energy Incentive District” which should encourage more projects of this kind.

This is the type of work that is important if we are, to paraphrase our governor, to “…make Arizona the Solar Capital of the World.”
